What is your service area?
Our facility is located in Central Utah, about 30 miles south of Salt Lake City. We currently service; California, Nevada, Utah, Wyoming, Colorado, Idaho & Montana.
How long have you been in business?
For over 25 years we have been in the factory built industry and have built over 10,000 modules. We have built homes in 9 states and delivered homes as far as 1300 miles away. We recently built our current facility which is our fourth production facility. We have our own trucking company, set crew and on-site stitch crew making Irontown a complete service facility. Experience is key.
How large of a project have you built?
Over the past 25 years we have built over 10,000 modules. Our largest single residence was 9,000 square feet and 15 modules in Tahoe, CA. Our largest commercial project was over 20,000 square feet in Snowmass, CO and was over 65 modules. There’s no project too large or too small for Irontown.
Are the prices firm, or will there be surprise costs?
Once we have the plans and all of your home features complete we finalize the purchase contract and all of your costs are fully agreed upon. There won’t be any surprises or costs unless changes are requested. Everything is upfront and very clear, we understand your home is a huge investment and every penny can add up fast. We pride ourselves in working hard to save you money.
We are so far away, is transportation a problem?
No problem at all. We service the whole western United States with our own transportation company. We coordinate everything for your delivery and craning, you don’t have to worry about a thing. We’ve delivered homes as far as 1300 miles away.
Do you have model homes I can see?
We build every home custom and offer so many features to our customers it’s hard to show all of that in few models. We prefer to have our customers take a factory tour and see some of our projects that are currently under construction so you can see the quality construction for yourself.
How do I get financing – do you handle this?
We do have financing partners that we work with to coordinate the entire project. We build the home on a normal construction draw schedule and can help put together a financing package that can get your site work and home completed. We also recommend that you check with your local bank for a construction loan they are usually very helpful and good to work with. How long does it take to build the home?
Once the home enters our production area we can usually have a project ready for delivery between 8-10 weeks for a regular size home. During this same time your site work and foundation can be completed on your lot saving you money on your construction loan.
How much can I really save verses site building?
It varies so much depending on your location. Site costs and market values can vary from city to city and even street to street. In some areas we have saved our customer over 50% and some more around 10-15%. Our advantage over site builders is the fact that we can streamline the building process and minimize waste which can save you on your building costs and we can build the home a lot faster than a site builder saving you money on your construction loan. With our in-house turnkey process we can also offer you fixed costs for the entire project without the opportunity for surprise overages.
What is the difference between panelized, manufactured, modular and factory built?
The terms manufactured, modular, factory built and pre-fab have all been mused together to categorize any home that is not built onsite. The original off site built home was a mobile home, then when the that term got a negative connotation it evolved to manufactured and now they are getting generalized into modular and pre-fab….so how do you tell the difference? The bottom line is what code the home Is built to. The HUD code (Housing &Urban Development) is a federally regulated code that mobile/manufactured homes are built to. They have a metal frame, usually require a VIN number and are personal property. Because of this they have problems getting financing. When an appraisal is done on a manufactured home it must be compared to a “like kind property” that is built under the identical code. They usually have financing problems, resell problems and depreciate in value.
A factory built home is built to the International Building Code, the exact same code that a site built home is built to. Each state has a division that governs and regulates the construction of the home and have guidelines set up to coordinate with the local building department. Since the home is built to the same code as a site built home it is real property, it appreciates the same as a site built home and appraises the same. You don’t have mortgages problems and it’s no different than a site built home.
Panelized home are simply a kit home where you purchase the walls as pre-assembled pieces. Usually they are just the exterior walls and the rest of the work has to be completed on-site. We do not build panelized homes and do not feel they really save the customer any time or money.
Do I need a site contractor to complete the home on site?
Irontown is different from other factories in that we specialize in a complete In-House Turnkey package. Most factories supply the home out of the factory and the rest of the process is handled by a site contractor. We are offering our customers a full service experience with our experienced “On Site Team” coordinates and completes your entire project for you. You don’t need to worry if there are going to be surprised costs by local contractors. We take care of it all. Guaranteeing our pricing and craftsmanship from start to completion.

Can I work with my own architect to design my home?
We do have a elite design team that can walk you through the design phase or if you already have a design from your architect or wish to work with a certain architect, no problem. We want your home to be perfect and the design phase is where it all begins.
Can Irontown build commercial projects?
Yes, we can meet any commercial specifications and we have Commercial Architects that are licensed in all western states to design any project. Not only can we build commercial, but we have built many commercial project. Rely on experience! We have built restaurants, fast food stand alones, motels, large housing complexes, schools and churches. Modular offers the advantage of time and speed which benefits the budget on commercial projects.
I only want a basic 1,200 square foot home, do you build smaller homes?
Of course. We want to offer everyone the opportunity to own a quality built home that has all of the custom features they wish. We have built homes as small as 300 square feet. Whatever you need we can provide. We have also introduced our FastTrack Program which offers our customers a quicker start time and cost savings while still allowing customization upgrades and color selections.
How environmentally friendly is your building? Are you Energy Star certified or LEED certified? I want my home as “green” as possible?
We have an on going commitment to be resourceful and do everything in our power to protect the environment. Building homes in a factory offers the advantage of re-use, inventory control, waste, recycle,humidity conrol Each of our homes standard features offers numerous recycled and energy saving features.
